Service and operator: This privacy policy applies to Nezto (the “Service”). The Service is operated by Augmentic AB, organisation number 559539-9261, Hammarby Allé 13, 120 32 Stockholm (referred to as “we”, “us”, or “our”). We are the data controller for the processing of personal data in connection with the Service.

Applicable law: We are committed to protecting your privacy in accordance with the EU General Data Protection Regulation (GDPR). This policy is designed to meet transparency and information requirements for you as a user.

This policy describes how we collect, use, share, and protect personal data when you use Nezto. It applies to:

  • Visitors to our website
  • Individuals who interact with our AI assistant
  • Users who register to be notified at launch

By using the Service, you agree that your data is processed in accordance with this policy.

3. Description of the Service

Nezto is an AI-driven housing platform that provides data-driven insights to support better property decisions. The Service is provided for information purposes. No recommendation from the AI constitutes a legally binding offer or professional advice.

4. Categories of personal data we process

4.1 Information you provide directly

  • Account details: Email address and, where applicable, name when registering for the waitlist
  • Identity verification: When using “I own this property”, we collect your personal identity number via BankID to verify your identity
  • Official property data: We retrieve data about your registered address and apartment number from the Swedish population register (SPAR) to confirm your connection to the property you want to value
  • Search behaviour and interaction: How you use the Service, including search filters, objects you view, time on listings, and questions and preferences in the AI chat
  • Preferences: Information you choose to share (e.g. budget, area, household) to improve results

4.2 Data collected automatically

  • Logs: Interaction with the AI and metadata (time, IP address, device type, browser)
  • Cookies: We use essential cookies for technical functionality and basic analytics as described in our cookie policy

5. Purposes of processing

We process your data to:

  • Provide the Service: Administer the waitlist and deliver AI responses
  • Personalisation: Tailor recommendations to your needs
  • Commercial sharing: As described in section 7 below
  • Security: Prevent misuse and protect the integrity of the Service

6. AI and automated processing

We use AI to filter and rank information.

  • No automated decisions with legal effect: The AI does not make decisions with legal consequences for you (e.g. approval of a tenancy)
  • Human control: You always have the final say on how you use the information

7. Sharing and sale of data to third parties

Our business model includes helping users connect with relevant actors in the property market, such as estate agents.

  • Partners: We work with selected partners and may share information so you can receive tips and offers for complementary services
  • Lead referral: For registered users who consent at account creation, we may share contact details, search preferences, and information about your valued property with partners so they can offer services that match your interests
  • Consent: Such sharing occurs only after you give specific consent, typically when creating your account
  • SPAR data: Official personal data from SPAR used to verify identity and registered address is never sold or shared as a standalone data product. It is used internally to quality-assure leads. What is shared with partners is your expressed interest and contact details you provided

8. Legal basis

  • Consent: By actively opting in at registration you consent to processing and sharing as described
  • Legitimate interest: For security and technical development, including verifying users and property location to ensure valuation quality and prevent misuse

9. Storage and security

  • Location: Your data is stored primarily within the EU/EEA. If data is transferred outside the EU (e.g. USA via OpenAI), we ensure protection through Standard Contractual Clauses (SCC)
  • Security: We use encryption (TLS/SSL) and strict access controls
  • Retention: We keep your data while you are on the waitlist or until you request deletion

10. Your rights

You have the right to:

  • Request access to the data we hold about you (we may require BankID identification; we respond within 30 days in a structured, machine-readable format where applicable)
  • Rectify inaccurate data
  • Request erasure (“right to be forgotten”)
  • Withdraw consent to sharing with partners for marketing at any time by contacting support
  • Lodge a complaint with the Swedish Authority for Privacy Protection (IMY)

11. Updates

We may update this policy. Material changes (especially regarding sharing) will be communicated by email where appropriate.

12. Email provider

We use Mailchimp Transactional for verification emails and other necessary messages. Processing takes place within the EU/EEA or under SCC where applicable.
