About Nezto
What Nezto is, what we do, and why we exist.
Nezto is an AI-driven platform for property valuation and price analysis in the Swedish market. We combine transaction data, registry data, and advanced image analysis to give you a fair, transparent, data-backed estimate of a home's market value.
Unlike traditional automated valuation models (AVMs), Nezto considers what is actually visible inside the property - the condition of kitchens, bathrooms, and living spaces - not just square metres and postal address.
Nezto serves two target groups:
Consumers who are considering selling, buying, or simply want to understand what their home is worth and what they can do to maximise value - before speaking with an agent.
Professionals such as real estate agents, property developers, banks, and asset managers - who want to integrate Nezto Vision Engine into existing workflows via API or white-label solutions.
Nezto covers all of Sweden. The model is trained on more than 1.2 million residential sales across the country and works just as well in Stockholm, Gothenburg, and Malmo as in smaller municipalities.
In the most active markets, model precision is tighter and confidence intervals are narrower, but an analysis can always be completed regardless of where the property is located.
No. Nezto is a pure technology and analytics company. We help you understand a property's value - but we do not broker homes and we do not provide legal advice for buying or selling.
If you need an agent, we recommend valuing your home first and then matching with the right agent based on your preferences, the property you own, and its attributes.

How It Works
Step by step - from address to complete analysis.
The process has three steps:
1. Enter address - We automatically pull available registry data about the property from public sources: tax assessment value, size, housing association key ratios, and historical sales in the area.
2. Upload photos - You upload photos of the kitchen, bathroom, bedroom, living room, and any balcony or patio. The more photos, the more precise the analysis.
3. Get your report - Nezto Vision Engine analyses the images and combines the results with property and market data. You get an estimated market value and a clear SHAP-based breakdown of each factor's contribution to price.
Usually under 60 seconds from the time you upload your photos. Image analysis and price modelling run in parallel in real time.
Under heavy load, it may occasionally take up to 2-3 minutes. You do not need to stay in the browser - we email the result as soon as it is ready.
We recommend at least one photo per room in this priority order:
Kitchen -> Bathroom -> Living room -> Bedroom -> Balcony / patio
Photos with good daylight and a wide angle provide the best results. You do not need to be a photographer - regular mobile photos work well. Nezto Vision Engine is trained on real-world property images, not staged professional photos.
You can run an analysis without photos, but the value interval will be wider and you will not get image-based improvement insights.
Yes. You can analyse any address in Sweden. Many users analyse properties they are considering buying - it provides an independent second opinion on pricing and highlights which factors drive value up or down.
If you do not have your own photos, you can upload images from Hemnet, Booli, or similar sources. Image quality determines the precision of the image analysis.

Nezto Vision Engine
The technology behind image analysis - how we detect what other models miss.
Nezto Vision Engine is our proprietary computer vision model, trained on over one million Swedish property photos. It automatically extracts value-creating and value-limiting features from images - without requiring you to describe the property in text.
Examples of what Nezto Vision Engine identifies include kitchen condition and standard, bathroom renovation quality, ceiling height, daylight quality, flooring material and condition, window areas, and overall surface maintenance.
Each image signal is assigned a SHAP value showing how much that specific feature contributes to - or subtracts from - the property's value compared with similar homes in the same area.
Traditional automated valuation models (AVMs) rely almost entirely on structural attributes: size, number of rooms, floor level, postal address, and historical area prices. That data is useful - but it says nothing about what is actually inside the property.
Two otherwise identical apartments at the same address can differ by SEK 500,000 - 1,000,000 depending on renovation level. A standard AVM model cannot see that difference. Nezto Vision Engine can.
SHAP (SHapley Additive exPlanations) is a method from game theory that fairly distributes a model prediction across all input variables. In simple terms: each factor gets a SEK amount showing how much it raises or lowers the estimated price compared with an average home in your area.
We show SHAP values so you can understand why your home is valued the way it is - not just accept a number from a black box. That helps you make informed decisions: is a renovation financially worthwhile? Which improvements provide the best return before listing?
Nezto Vision Engine can separate furniture and decor from permanent property features, and the model is trained not to overvalue temporary styling. It analyses structural and lasting attributes: surfaces, fixed interior elements, windows, ceiling height, and room geometry.
That means a well-styled home with a worn kitchen does not overperform - and a minimalist apartment with newly renovated surfaces is not undervalued. However, better styling can improve image clarity, which may improve the confidence interval.

Valuation & Accuracy
How precise is the estimate, and what affects reliability?
On average, Nezto's estimate currently lands within +-5-8% of actual final sale price in actively traded markets (major metro regions and active municipalities). This is comparable to or better than many manual agent assessments. Our error margin continues to improve as we train the models on more data and more images.
Each analysis includes a confidence interval (low, medium, high). In markets with fewer comparable transactions or unusual property types, the interval is wider - and we communicate that clearly.
Nezto is a powerful decision support tool - not a legally binding valuation certificate. If you need a formal valuation document for matters such as an estate, property division, or mortgage approval, you still need a licensed valuer or agent.
What we can provide is a data-backed second opinion for agent meetings, bidding processes, or bank discussions, together with clear insight into the factors driving value.
Unusual property types - architect-designed villas, unique locations, or new builds without sales history - are challenging for all valuation models. Nezto handles this in two ways:
Confidence indicator: If training data is sparse for your property type and area, we flag this clearly with a wider confidence interval and an explanation.
Comparable analysis: We show the most similar completed sales used by the model, so you can judge comparability yourself.
For new production without history, we use an adjusted model that weights tax values, construction cost indices, and housing association financial key ratios.
Market and transaction data are updated weekly. The model is retrained continuously with newly incoming sales data, meaning estimates reflect current price development - not a six-month-old average.
During rapid market shifts (for example, an interest-rate cut), it can take 2-4 weeks before there is enough transaction volume for the model to fully capture the new price level.

Data & Privacy
How we handle your photos and personal data.
Photos are used only to complete your analysis. Nezto Vision Engine extracts feature vectors from the images - those vectors (not the raw images themselves) are fed into the pricing model.
You can request immediate deletion at any time through account settings or by contacting hello@hevma.se.
We never sell photos or analysis data to third parties.
Yes. Nezto is a Swedish company and processes personal data in accordance with GDPR and Swedish data protection legislation. Data processing takes place on servers within the EU/EEA.
You have rights to access, rectification, erasure, data portability, and objection. Read more in our privacy policy or contact our data protection team at hello@hevma.se.
No. Your analysis is private and visible only to you (and any users you explicitly choose to share it with). Nezto never publishes or shares individual analysis results.

A Pro license includes unlimited analyses per licensed user, access to full SHAP reports, historical market data, comparable transactions, confidence intervals, and Nezto Vision Engine image analysis per property.

Pricing & Account
What it costs and how the account works.
It is completely free - no card details required. You create an account with your email address and can immediately run a full analysis, including image analysis through Nezto Vision Engine.
Yes, an account is required to run an analysis. The account is free to create and lets you save and revisit past analyses, compare how your estimate changes over time, and share reports with agents or banks.
Yes. You can delete your account at any time under My Profile -> Account -> Delete account. All personal data, uploaded photos, and analysis history are permanently deleted within 30 days in line with our GDPR process.
